TRACT ONE: a portion of that certain tract of land containing 5 acres, more or less, out of Survey No. 39, Block No. 5, H & T C Ry. Co. Surveys, Culberson County, Texas, conveyed by Rupert Cox and others to Thomas F. Griffin by deed dated July 1, 1957, and of record in Vol. 62, pages 82-84, Deed Records of Culberson County, Texas, and described by metes and bounds as follows:
BEGINNING at the Northeast corner of this tract at a fence junction in the Western boundary line of U.S. Highway No. 90, Right-of-Way from which the Southwest corner of Survey No. 39, Block 5, H & T C Ry. Co. bears West 915.9 varas and South 181.6 varas, and being the same as the point of beginning of the tract conveyed in said deed dated July 1, 1957;
THENCE West 201.6 varas to the Northwest corner of this tract;
THENCE South 24 deg. 14 min. East 130.32 varas to the Southwest corner of this tract;
THENCE East 201.6 varas to the Southeast corner of this tract in the Western boundary line of U.S. Highway No. 90 Right-of-Way;
THENCE North 24 deg. 14 min. West 130.32 varas with the Western boundary line of U.S. Highway No. 90, Right-of-Way, to the place of beginning;
TRACT TWO: That certain five (5) acres of land, more or less, out of and a part of Surveys Nos. 38 and 39, Block No. 5, H & T C Ry. Co. Survey, Culberson County, Texas, described by metes and bounds as follows:
BEGINNING at the Northeast corner of this tract, in the Western boundary line of U.S. Highway No. 90, Right-of-Way and at the SE corner of another 5 acre tract above described as Tract One, and also hereby conveyed;
THENCE West 237.6 varas with the South line of said previously described said Tract One, to the SW corner of the same, for the NW corner of this tract;
THENCE S. 24 deg. 14 min. E. 130.32 varas to the SW corner of this tract;
THENCE East 237.6 varas to the SE corner of this tract in the Western boundary line of said U.S. Highway No. 90 R-O-W, from which the NW corner of Survey No. 39, Block No. 5, H & T C Ry. Co. Survey bears West 1022.9 varas and North 56 varas;
THENCE N. 24 deg. 14 min. W. 130.32 varas with said R-O-W line to the place of beginning, and containing five acres of land, more or less.
